Jianye Building is an unfinished building in Guangzhou that is currently being demolished . It is located at No. 271-231, Guangzhou Qiyi Road Yuexiu District . It was originally planned to have a three-story underground garage and equipment room, floors 1 to 5 as a shopping mall, and floors 6 to 25 as office buildings, with a total construction area of 26,044 square meters. It was invested in 1993, construction began in 1995 and sales began. It was originally scheduled to be delivered in 1998. Due to the Asian financial crisis , the developer ran out of funds and construction was suspended after the main project was completed in 1998. Since 2000, its parking lot and warehouse have been rented out for rent. Since the building did not pass the fire inspection, the developer rented it out privately, and the tenants stored flammable materials there, a major fire broke out in Jianye Building on December 15, 2013, and it has been surrounded by a construction shed since then. [1] In April 2024, the construction shed surrounding the building began to be demolished, and then the demolition and reconstruction of Jianye Building began .[2]
History

[edit]In 1993, No. 271-231 Guangzhou Qiyi Road , Yuexiu District , was approved as Jianye Building, to be developed by Guangzhou Jianye Real Estate Development Co., Ltd. In 1995, after approval, construction began, and the sales process began in December of that year. According to the contract, Jianye Building should be delivered to the buyer before June 30, 1998.[3]
Funding shortage
[edit]Affected by the Asian financial crisis , the developer's capital chain broke down in 1998, and construction of Jianye Building was suspended after topping out .[3]
Private transformation
[edit]In order to solve the subsequent problems of the building, Jianye Company commissioned Xinlong Company to build Jianye Building. However, due to financial difficulties, the construction of Jianye Building was suspended after the completion of the main structure and facade. The building did not pass the project acceptance and could not be put into use . [4] The indoor fire hydrant system and fire system of the building have been installed, but there are walls, temporary transformers and communication and power overhead lines on the fire lanes on the south and west sides of the building, which affect the use of the fire lanes, resulting in the building not obtaining the 《Fire Acceptance Opinion》. [3]
After 2000, the building was used as a parking lot and warehouse for rent . The first floor of Jianye Building was used as a parking lot, and the 2nd to 25th floors became warehouses for shoes stored by many nearby shoe stores. Since there were many shoe stores and shoe malls on Jiefang Road Jiefang Road not far from Jianye Building , many stores set up shoe warehouses in Jianye Building. [5] The entire facade of Jianye Building has been installed with glass walls , but there is no wall or gate. Only the four words "Jianye Building" are handwritten in white paint on a pillar, and the house number is marked. The interior of the building is not decorated, and many pipelines are exposed.[6][7]
On January 4, 2011, due to fire hazards, the Guangzhou Public Security Bureau Yuexiu District Branch decided to seal up the warehouse rented out by Jianye Building and forced it to stop using it. In August of the same year, Xinlong Company established Xinan Company in the name of his daughter - in-law, even though Jianye Building had not yet passed the fire inspection . Xinan Company continued to rent out Jianye Building to more than 40 merchants in its name as a warehouse for storing shoes and other goods.[4]
Fire

At around 18:37 on December 15, 2013, the main power line on the first floor of Jianye Building short-circuited , igniting combustibles in the corridor . [8]As Jianye Building had not yet completed the municipal permanent electricity procedures, it only used the temporary power supply provided by the power supply bureau during the construction period, which caused the fire protection facilities installed in the entire building to fail to operate normally. [9] At 20:20, a fireball appeared on the 18th floor of the building, and the entire upper floors of the building were on fire. Multiple explosions were heard at the scene. The fire then burned for 19 hours, and the 25-story building was burned to the top. It was basically extinguished at 14:30 on the 16th. The Guangzhou Fire Department dispatched a total of 27 squadrons, 58 fire trucks and 350 officers and soldiers to put out the fire. The fire burned an area of 12,500 square meters , with economic losses reaching RMB 40.66 million , and no casualties .[10][4][11]
Demolition and reconstruction
[edit]After the fire, the Jianye Building was surrounded by a green construction shed. There were rumors that the building would be demolished, but the building will remain enclosed until 2024.[1]

On April 19, 2024, workers gradually dismantled the green construction sheds surrounding the building, and the Jianye Building, which had been enclosed for more than 10 years, saw the light of day again.

With the Guangzhou Intermediate People's Court approving Central China Real Estate's bankruptcy reorganization plan in December 2023 , Central China Real Estate has also begun to implement a revitalization plan for Central China Real Estate Building. On May 6, 2025, the Guangzhou Planning and Natural Resources Bureau announced that the reconstruction plan for Central China Real Estate Building has been reviewed and approved by the Guangzhou Environmental and Art Committee, and the original building has begun to be demolished and is about to enter the implementation stage.
The demolition of the original Jianye Building is expected to be completed by August 2025 at the earliest, and the completion date of the new project remains to be determined .
