Twins Zack and Cody are introduced as the main characters. They live with their mother at the Tipton Hotel. The twins get rejected by the popular kids at school and make friends named Tapeworm and Max. Soon after the popular kids find out the twins live at the Tipton and allows them to hang with them so they can use all the hotel facilities for free.(Arcade, Pool, Food). Maddie tutors London in Math and London helps Maddie with her love problems.

Cody takes part in a beauty competition at the Tipton because he likes Rebecca, one of the girls in the pageant. Cody gets in because he dresses as a girl. Cody excels in the pageant, but decides to quit so that Rebecca can win the money to open a place to help pets. Zack tries to enter in his place and win the prize money so they can buy bikes, but is exposed as a boy by Cody. Rebecca is initially angry with Cody, but relents and gives him a kiss before leaving. Guest: Victoria Justice as Rebecca.
3	"Maddie Checks In"	March 25, 2005	103
Jason, a rich hotel guest, is attracted to Maddie, whom he thinks is also rich. London likes Kyle (Jason's friend) and in order to go to a concert with him, she needs to bring Maddie with her. Maddie at first doesn't want to go, but London persuades her (telling her that Jason likes her and think she is rich) She decides to go along with his mistake. Zack and Cody try to help her with the deception by giving her a dress intended for London by stealing it. They also move Maddie to the Imperial suite at the Tipton. Jason's parents come and stayed at the Tipton and met Maddie (thinking she was rich). However, a famous person was suppose to stay at the Imperial suite, so Zack, tears it down and forces the person to leave.London ask Zack where her dress was and Cody sees Zack and London talking and walks up and says "you told her that you gave the dress to Maddie?" London know that they gave the dress to Maddie and asked where Maddie was. Cody opened a cleaning closet and pushed her in and locked it. London eventually gets out of the closet and finds Maddie. She confrents Maddie who was in knee deep lie. Maddie breaks down and ran out the room. The next morning, Maddie meets Jason and he kisses here after she apologizes.
4	"Hotel Inspector"	April 1, 2005	107
Ilsa (Caroline Rhea), a hotel inspector, temporarily takes control from Moseby of the Tipton. This is because of Zack's mistake, so the twins form a plan to bring him back. Zack and Cody invite a cat convention to hotel at the same time as London is having a dog birthday party for her dog, Ivana. The resulting gets Ilsa fired and Moseby reinstated. Guest: Caroline Rhea as Ilsa.
5	"Grounded on the 23rd Floor"	April 8, 2005	101
The twins are grounded for almost breaking a vase. Zack and Cody's mother is having money problems because of the twins. A celebrity wedding is going to be at the Tipton, and no photographers are allowed, so Zack and Cody try to sneak into the wedding and take a picture of the kiss, so they can get money for Carey. But if Zack and Cody get caught by Mr. Moseby, Carey will be fired. Will Zack and Cody succeed?
6	"The Prince & The Plunger"	April 15, 2005	106
Arwin sends flowers to Carey as her secret admirer. She thinks they're from Serge the concierge, and he lies and says they are. Serge and Carey start dating, but Zack and Cody realize his dishonesty and remove Serge from the picture. Arwin explains his feelings to Carey, but when she rejects him, he finds another woman. Mr. Moseby tries to make the Tipton look perfect when Mr. Tipton announces he is coming for a visit.

Zack and Max enter a dance competition, making Cody feel that Zack is better than him at everything. When Zack hurts his ankle by jumping on the bed, Cody has to step in for him, learning to appreciate his own abilities. London lends Maddie money for her parents, but then uses Maddie's indebtedness to exploit her ruthlessly.
8	"A Prom Story"	May 6, 2005	111
Zack overhears Maddie saying that she likes a boy, but that there is an age difference; he thinks she means him. In fact she is interested in another boy, three years older than her. Cody becomes obsessed with a mime when the circus comes to the Tipton. In the end, Maddie gets dumped by the older boy, and Zack finally gets to dance with her.
9	"Band in Boston"	May 20, 2005	112
Zack, Cody, Max, and Tapeworm organize a band called Rock Squared, but Zack and Cody fall out over differences in how it should be run. Max and Tapeworm leave the band because the twins can't get on, but a talk with Carey sorts them out, and the show goes on. London buys new instruments for Maddie and Lance's band, but insists on being in the group as a singer, even though she has no talent.
10	"Cody Goes to Camp"	June 6, 2005	113
Zack and Cody are not getting along, but when Cody gets a good result from his math test and he goes to math camp (along with Tapeworm), Zack begins to miss Cody. London is being taught how to drive by Mr. Moseby, but Moseby is stressing her. Zack tries to get London to drive him to Cody's math camp (Maddie and Muriel come along). But when London drives, she drives 20 miles per hour on the freeway, and when Muriel drives, she goes really fast. Eventually, they get to camp and get Cody.
11	"To Catch a Thief"	June 18, 2005	108
Zack and Cody try to disprove the rumor that Esteban is the thief when a rich hotel guest loses her jewels. London goes on a vacation that doesn't allow pets, so Maddie has to watch Ivana, London's dog. Zack and Cody find the real thieves, but nobody believes them, so they set up a trap. With the help of Esteban, Maddie, Ivana, and Muriel they catch the real thieves and one of them get money.
12	"It's a Mad, Mad, Mad Hotel"	July 17, 2005	114
After Esteban, Zack, and Cody damage a painting in the hotel, they find an old newspaper article stuck to it. It shows a man being arrested by the police, saying: "I will return for my treasure." Zack and Cody start to look for the treasure. Maddie overhears, and Zack and Cody let her help. In the article is a picture of Muriel, so Zack, Cody, and Maddie ask her about it. Muriel agrees to help as long as she gets part of the treasure. Esteban and London join Zack, Cody, Maddie, and Muriel to find the treasure, which causes lots of arguing and chaos.

After Mr. Tipton goes bankrupt, London has to stay with Maddie temporarily, and experiences more frugal living. Zack and Cody see a home movie of themselves as babies in which their mother is momentarily unsure who is who, plunging the boys into an identity crisis.

The son of a rival hotel owner likes London but the owners of the hotel hate each other. Maddie helps them meet behind everyones back. Zack tries to make money from Cody's cookies which are the best some people have ever tasted.

London starts a rumor about Maddie and Lance, eventually leading Maddie into unwillingly beginning a rumor about London and she has real fur in her closet. Turn's out she pronounced Faux like fox. Cody tries to make himself look less like Zack by dying his hair red, but he has an interview so Zack has to take Cody's place because of his hair.

Moseby takes Zack and Cody to a baseball game, but when he accidentally catches a baseball that makes the Red Sox lose, everyone in Boston hates him. Maddie attempts to stop her hair from frizzing before going to a blind date London set up for her with a boy who sweats profusely.

Pop star Jesse McCartney stays at the Tipton. London and Maddie try to see him while Zack obtains souvenirs to auction to other fans. Cody works on his science project, a high frequency laser, and Arwin helps him even though it is against the rules.

Zack pretends to have dyslexia in order to get out of doing work in school. Mr. Moseby loses his voice. Maddie and London play chess and London keeps winning and thinks that she is smarter.

Zack does not think that Cody can stay a night in Suite 613 (the Haunted Suite) so Cody, Maddie, Esteban and London play prank on Zack because he played pranks on most of them.

The boys' father (Robert Torti) returns. Zack gets tired of his mother always forcing him to do his work, so Zack sneaks onto his father's bus the day he leaves. London trains Maddie because she is failing gym class.

Everyone's plans are canceled when a snowstorm traps everyone in the Tipton. Carey and the boys are stuck with Kurt. Maddie tries to get an expensive present from London. Mr. Moseby has to have Arwin's help to make everyone in the hotel warm. Arwin seems to like chopping and ruining stuff for wood because he was singing about it. In the end, a baby is born in a woman's stomach in an elevator, just like when Jesus was born.

Max (Alyson Stoner) accidentally kisses Zack. Zack and Max get into a fight, causing trouble for their basketball team. Zack goes on a date with Max to help the team. Maddie tries to help London cut back on her spending.

Maddie and London compete with each other to get on the cover of a teen magazine. Cody convinces Moseby's employees to "pilot their own lives", which causes a lot of chaos.

A classmate named Agnes (Allie Grant) falls in love with Cody because he is the only pupil who isn't mean to her. She asks him out on a date, and Cody gets Zack to go on the date and revolt her. London sets up her dog Ivana on a date with another dog. Ivana doesn't like the other dog, and falls in love with Maddie's dog, Scamp.

A commercial for the Tipton is being shot at the hotel. All of the employees are asked to audition.
26	"Boston Holiday"	January 27, 2006	124
Prince Sanjay of Ishkabar stays at the Tipton and becomes friends with Zack and Cody. He tells them he just wants to be a normal child and Zack takes him to the mall while Cody takes his place in a meeting with the mayor (Cody wears something called the Shabalakaba which is a tradional thing worn on occasions in Sanjay's culture it covers the face so nobody could tell it was Cody). While trying to impress girls Sanjay accidently steals clothes while thinking that it was okay and that his people will pay for him. Zack and Sanjay end up in mall jail. Meanwhile, London thinks she has spotted a UFO and Maddie helps her because London keeps ordering delicious and expensive food. In the end it turns out to be a mylar balloon from London's birthday party caught on a TV antenna.

Cody moves into the coat closet because Zack is too messy and doesn't clean his side of the room. To everyone's suprise, Cody makes the room more "home" like by puting in a flat screen tv! This premiers the second season.

Both Zack and Cody like the French Ambassador's daughter, who is staying at the Tipton and they fight for her. But Bob wins the girl. Esteban becomes depressed after he can't stop a purse-snatcher.

Maddie requires Zack and Cody's help to run a day care center. London takes Mr. Moseby to yoga lessons. Guest: Moises Arias as Randall.
30	"Heck's Kitchen"	February 24, 2006	207
Cody has to take the place of Chef Paolo when he quits on the night a food critic comes. The night turns into a disaster as they try to impress the food critic, but he is really just another man, and the critic is not even fed.

London has transferred to Maddie's school and causes her to get a detention, later they pretend to be nuns from Finland. Zack and Cody make a hole in a wall, and Arwin helps them fix it. Zack and Cody then discover that they can see soccer girls in the next room, so the boys look though the hole and spy on the soccer girls, which back-fires at the end.

Zack and Cody both run in a school election, and London and Maddie take sides: Maddie tries to help Cody and London tries to help Zack. Arwin tries to devise an amazing invention for Cody's campaign.

Mr. Moseby's smaller in size but older in age brother comes to the Tipton. He is very rich and they do not really like each other much. Zack and Cody get one bicycle together because they do not have enough money to get their own (one each). Their mom will not buy it because they spent too much money. Zack breaks it before Cody can ride it. Maddie and Esteban send London fake horoscopes to take advantage and get neat stuff from her.
35	"Books & Birdhouses"	March 23, 2006	214
London steals Maddie's story for a school assignment and turns it into a famous book. Cody took woodshop because Zack said it was a hard class and Cody said it was easy. Cody receives a "C" in Zack's woodshop class and Zack somehow gets an "A'

Maddie and London's 16th birthday parties are scheduled on the same day. Cody gets Maddie the perfect gift. Zack wants it but Cody said no and said that he will help find Zack a gift.

The Tipton is having a twin convention. Zack forces Cody to go out on a double date with Janice and Jessica (Camilla and Rebecca Rosso), British identical twins. Maddie and London also go on a double date with twins, and Maddie ends up dating the geek twin who is really smart while London gets the handsome twin who is just as dumb as London.

Zack wants Cody to forfeit a spelling bee because he owes the other competitor money. The only way other then to give the competitor money is to make Cody forfeit. London and Maddie do community service. London sees that her friend got in the newspaper, so London brings the paparazzi with her. Sister also gives all the credit to London while Maddie is the one doing ALL the work!

Zack is the best bowler on the Tipton team, but gets grounded and can't help his team in a bowling contest against the St. Mark hotel, so Arwin has to fill in for him. Caroline Rhea guest stars.

Zack starts spending time with a rich kid who makes fun of Cody but gives them stuff like a skateboard and other things. The boys become Wilderness Scouts, with Mr. Moseby as their leader. When all of their food disappears, Zack saves the team from starvation. Cody is jealous, and when he meets an old man (Tom Poston) who gives him food, Cody lies to the team and says that he found it by himself. While the boys are away, Carey tries to have free time, but Maddie and London keep bothering her about a guy Maddie is dating. The guy is London's old boyfriend and she still likes him.

Cody finds a baby hawk at The Tipton, and Mr. Moseby tries to get rid of it. Zack tries to film the hawk to make money.

Zack and Cody try to find summer jobs, so they convince Moseby to let them have the lounge on Monday nights, and they start an underage club. London gives Maddie some of her homemade beauty products called Simply London but turns out to have a side affect.

Zack and Cody enter a game show called "Risk It All". Maddie tries to retrieve an email that London accidentally sent to Mr. Moseby that says bad stuff about him.

Moseby's grandmother comes to visit, and helps Zack with his history paper. But when Zack gets a 'D' an a week of detention, Zack gets help from Grandma Moseby to prove Zack's history teacher wrong. London gets a job at Cluck Bucket with Maddie. When London causes Maddie to get her old job back as "Hillary Hen", but when London is in trouble, it's up to Maddie to save her.

Zack & Cody go on a double date at mini golf. Zack stinks, but his date is great. Soon, Zack tries to get help from Mr. Moseby, who was an expert at mini golf. London joins a book club and Carey tries to live a healthier life.

Cody tries to get Chef Paolo to eat healthily. London is worried about being overweight, and Maddie is worried about being too thin. London starts to exercise and not eat while Maddie tries to eat a lot. Carey tries to stop Zack from eating too much candy.

When Zack and Cody get discovered by talent scouts, the Tipton staff goes to Hollywood to watch a pilot of Zack and Cody's lives being filmed. Meanwhile, Maddie and London decide to sneak into a movie set. Then the director mistakes them for the movie's stunt doubles.
64	"I Want My Mummy"	May 18, 2007	235
When London comes back from Peru, she brings back a lot of artifacts, including an ancient necklace and a mummy, which Esteban says is cursed. Zack and Cody want to see the mummy, so they sneak into the suite to see it, but accidentally push it out the window. As a result, Zack disguises Cody as the mummy until Zack can get the real one. However, Maddie and Esteban feel the mummy should go back where it came from, so they dress up one of Maddie's old dolls to look like the mummy and switch with the one on display (which is really Cody). Eventually, they all find out the original mummy is a fake.
65	"Aptitude"	June 2, 2007	233
Zack and Cody are surprised by their aptitude test scores: Zack is a CEO and Cody is a sanitation engineer (garbage man). Zack soon becomes smart and Cody starts to have a negative attitude. Meanwhile, Maddie saves the life of a Moroccan ambassador and London. She becomes famous for a little while and London doesn't like it. But eventually new news comes and Maddie is sad to find out that her 15 minutes of fame are over.

Season 3: 2007–2008

Cody searches for a summer job, and finds a "help wanted" sign at the local mini-mart. When the owner realizes Cody is friends with London, he will only hire Cody if he will set him up on a date with her. When Zack discovers he is the smartest student in his summer-school class, all the other kids make fun of him.

When the girls at camp overhear Maddie on the phone with London, they report the latest juicy gossip to the tabloids. Since all the news is saying that London can't swim, she starts taking swim lessons with Lance. After he "saves her" from drowning in a shallow pool, she falls in love with him. Meanwhile, Zack needs to find a summer job. Arwin takes him in as his assistant, but Zack doesn't want to do all the required dirty work, so he hides in the mini-mart. Finally, Zack decides to quit his hotel engineer job for a job at the market, despite Cody's negative reactions.
69	"Super Twins"	July 13, 2007	306
Zack and Cody wish for superhero powers when they see a shooting star. Their wish comes true; Zack gets super speed, and Cody gets telekenisis and can read minds. They learn that Mr. Moseby is a super-villain, whose evil plot is to turn all kids into mini adults with the help of his minions, Arwin and Esteban. (This episode was aired as part of Disney Channel's Wish Gone Amiss Weekend.)

At the mini-mart, Cody does all the work but Zack gets all the credit. With the help of Arwin, Cody gets a machine to help him with his job. But when things go wrong, Cody gets fired, and Zack tries to help Cody get his job back. Meanwhile, London doesn't know how to present Lance to her friends, because Lance is embarrasses her constantly. Guest: Alexa Nikolas and Brittany Curran

A competing mini-mart issues a competition to see who can bag items faster. Meanwhile, Mr. Moseby's niece, Nia (Giovonnie Samuels), comes to the Tipton and works as the Candy Counter Girl. While Cody prepares for the challenge, Zack is goofing off at a party with London and Nia. This leaves Zack feeling extremely tired, thus causing his team to lose. Note and Trivia: This episode is where Maddie's leave is effective, hence they send Nia to take her job for the meanwhile but it was shown in The Suite Life Goes Hollywood Part 1 that Maddie has already gone to Antarctica and is ready to work but in the episode "Team Tipton" that's when she's really back.

To impress Stacey, Cody tells her that she can have her birthday slumber party in London's hotel suite while she's in Scotland. Meanwhile, Carey is constantly pursued by a barber shop quartet named The Mellow Notes because she is so beautiful. But when London comes home early, Zack, Cody, and Nia must find a way to keep London out of the suite.

Arwin couldn't fix things right because his mother remarried and moved out. When Zack and Cody invite Arwin over for dinner and stay over night, he won't seem to leave, because he doesn't want to be alone. Carey is getting annoyed at him so she forces Zack and Cody to make him go. Soon, Zack and Cody help Arwin turn his apartment into his own bachelor pad. Meanwhile Lance dumps London and she wants to find a way to get back with him.

London (even though she can't sing or dance) gets the role of Sharpay in their school production of High School Musical instead of Maddie because Mr. Tipton is financing the director's play "Floss" (which the characters perform at the end of the episode) on Broadway. It's Halloween at the Tipton. When looking for Arwin, Zack and Cody accidently release a robot frankenstien (created by Arwin), who is almost an exact replica of Arwin. The employees think 'Arwinstien' is Arwin in his costume for Halloween. Meanwhile, London is hosting a Halloween party at the Tipton, which has a costume contest, and the winner gets diamonds. Arwinstien shows up at the party, and everyone still thinks it's Arwin, and becomes the winner of London's costume contest. Soon, Arwinstien kidnaps Carey and everyone finds out that Arwinstien is a monster, and everyone is after Arwinstien.

Maddie returns and does not get along with Nia at all, while Esteban and Patrick are also fighting. Carey then gets into an argument with Patrick, after saying he was making noise during her performance. Meanwhile, Meanwhile, when Zack causes some customers to leave, he and Cody schedule a bug convention at the Tipton to make it up to Mr. Moseby. However, due to his fear of bugs, he accidentally releases the bugs into the Tipton. Mr. Moseby make arrangements for a seminar to be held at the Tipton for: himself, Arwin, Esteban, Patrick, Carey, Millicent, Maddie, London and Nia to help them to learn to respect their co-workers.
